Your Guide to Living in the Silver Triangle
Where the Silver Triangle Is
The Silver Triangle is bordered by Mildred Avenue to the north and Washington Boulevard to the south, with the Venice Canals anchoring its western end. From there it narrows to a point near Abbot Kinney on the east. Those boundaries, and the fact that only a few streets lead in and out, keep it quieter and more secluded than most of Venice.
What Makes It Special
Wide sidewalks make the Triangle a great neighborhood for morning and early evening walks, and you’ll see neighbors out with their dogs at all hours. Parking is easy compared with most of Venice. Yet Abbot Kinney, Venice Boulevard and Washington are all a short walk away, and a couple of convenient pedestrian pass throughs let you reach Abbot Kinney on foot in a moment while keeping car traffic out. The canals and the beach are just minutes away on foot, and the Silver Strand sits just across Washington.
Homes in the Silver Triangle
The housing stock is a blend of older, smaller, charming bungalows and newer, much larger modern homes, often two and sometimes three stories. Lots are typically rectangular and about 3,000 to 4,000 square feet, while home sizes range from roughly 1,200 square feet up to 3,500 square feet. Many homes, old and new, have enchanting private courtyards.
Del Rey Colony
One of the Triangle’s best kept secrets is Del Rey Colony, a gated community built in the 1980s. Its semi attached single family homes surround a series of small lakes, and many rear patios sit right on the water. It’s an idyllic compound most people in Los Angeles have no idea exists.
Silver Triangle Home Prices (as of Late 2026)
- Original bungalows: a small bungalow that hasn’t been updated might sell for around $1.8 million.
- Larger, newer homes: can easily stretch into the $4 million range.
What Commands a Premium
Homes a little deeper inside the Triangle, away from Ocean Avenue and Washington, tend to sell for more. So do homes that are significantly updated or fully renovated, and homes with off street parking and usable outdoor space, since lots here are relatively small.
Who Buys in the Silver Triangle
Silver Triangle buyers generally mirror the people drawn to Venice as a whole: creative and tech professionals, downsizers looking for a simpler life, and anyone who loves Venice’s energy but wants a calmer street to come home to. My own parents downsized into a home here, so I know firsthand why people choose it. For more on Venice overall, see my Venice neighborhood guide.
Nearby Favorites
The Canal Market is right next door. Walk across Washington to Fratelli Cafe, Venice Ramen or Chihuahua Taqueria, or head a short walk up Abbot Kinney, where Erewhon, Paloma Venice and Gjelina are waiting for your morning coffee, a hearty breakfast or an evening cocktail. For a sunset stroll, the canals are just around the corner.
Things to Know Before You Buy
- Permits. With older bungalows, confirm that later additions and modifications were permitted.
- Coastal Zone rules. Homes near the canals fall under Coastal Zone rules, which can affect what you’re able to build or remodel.
- Parking and outdoor space. On small lots, these two features shape both daily life and resale value.
