Your Guide to Living on the Silver Strand

What Makes the Silver Strand Special

The Silver Strand is bordered by water on three sides: the Grand Canal, the Marina’s main channel and the harbor, with Washington Boulevard to the north. It’s a neighborhood most people don’t even know about, and it’s one of the few places on the Westside where you can reliably find a larger home and still walk to the beach.

The entire neighborhood was developed in the 1980s, so room sizes and layouts tend to be larger and more modern than the older housing stock in Venice or even Santa Monica. In the evening it’s quiet, and you’ll see neighbors walking their dogs or out for a run. Many residents have lived here for 15 or 20 years, which says a lot about the quality of life.

Homes on the Strand

Most homes follow four or five similar architectural styles, apart from newer homes built where originals were torn down. The layout is what makes the Strand special: garages are reached from one street, while the fronts of the homes face beautifully landscaped walkways called malls, perfect for daily walks through the neighborhood.

Homes are large, typically 2,500 to 5,000 square feet, and often three stories. Instead of big yards, you’ll find walled front courtyards and, often, stunning rooftop decks with views of the marina and even Santa Monica Bay. Every home is freestanding with no shared walls, and HOA dues and shared costs are nominal.

It is a dense neighborhood. Lot sizes are similar to the Silver Triangle’s, but because homes here are often three stories, the Strand can feel more compact than the Silver Triangle, the Oxford Triangle or other parts of Venice. For buyers who value the setting, the space inside and the water all around, it’s a tradeoff worth making.

Silver Strand Home Prices (as of Late 2026)

  • Entry point: often in the mid to upper $2 millions.
  • The sweet spot: $3.5 million to $4.5 million.
  • Trophy homes: new or substantially renovated homes can approach $10 million.

What Commands a Premium

Homes farther down the Strand toward the main channel, homes on the canal, and especially homes whose rooftops capture ocean views command a premium. Condition matters just as much: newly built or fully renovated homes can sell for a significant premium per square foot over homes in original or near original condition.

Who Buys on the Silver Strand

Strand buyers want to live near the water at a slower pace, in a home with real space. Many work in Playa Vista and Silicon Beach, and the Marina Freeway, the 90, makes it easy to reach the 405 and the rest of Los Angeles. This is a unique neighborhood for a unique buyer, and the people who choose it tend to stay.

Daily Life Right Outside Your Door

Walk one direction and you reach the Marina’s main channel, where you can sit on a bench and watch the boats go by. Cross the historic pedestrian bridge over the canal and you’re on the beach in five minutes. Head north through the Strand to Washington Boulevard and you’ll find coffee shops and restaurants galore, all within a ten minute walk, including the classic Cow’s End Cafe and Baja Cantina, with its big patio, fire pit and killer margaritas. The Canal Market and the rest of Venice are just across Washington.

The Real Talk

Guest parking. The Strand has designated guest parking areas, but they fill up quickly in summer. If you love to host, plan for it.

Density. Homes sit close together and rise three stories, so the Strand trades yard space for interior space, rooftop living and an unbeatable location.

What to Inspect in a Silver Strand Home

These homes were generally well built, but like any home approaching four decades of age, they deserve a thorough set of inspections. Pay close attention to:

  • Roofs and roof decks. Many homes have flat roofs with membrane systems, so waterproofing is critical.
  • The building envelope. Most homes are stucco or smooth plaster, and the exterior needs to be sound and watertight.
  • Metal elements. Salt air takes a toll, so check light fixtures, windows and sliding doors to be sure they work and are in good condition.
  • Systems. Have the major systems evaluated to confirm the home has been well maintained over the years.

Selling a Silver Strand Home

Because so many homes on the Strand were built in the same era, the ones that sell quickly are renovated, move in ready, artfully staged and priced correctly. Pricing matters most: a Strand home has to make sense next to homes in Venice and across the Westside that may offer bigger yards and more privacy. A well outfitted roof deck that works as a second living room is a major selling point, and the strongest marketing sells the lifestyle and the neighborhood, not just the house.
