Your Guide to Living in the Oxford Triangle

Where the Oxford Triangle Is

The Triangle is bordered by Washington Boulevard, Lincoln Boulevard and Admiralty Way, with the Oxford Basin along its western edge. The basin is a restored wetland, completed in 2016, with a 0.7 mile walking loop, native plants and dozens of bird species. It’s one of the best neighborhood amenities on the Westside, and most people drive right past it.

Who Buys in the Oxford Triangle

Oxford Triangle buyers want to live close to the Marina and Venice but need a little more room, and they value convenience over walking to the sand. You’re steps from the shops and restaurants along Lincoln and Washington, and the Marina Freeway is minutes away.

Homes in the Oxford Triangle

Like the Silver Triangle, the Oxford Triangle is a mix of original bungalows and newer, much larger homes. But lots here are often a bit bigger, so you see more variety, from small cottages to very large modern homes. There are also condo buildings on Princeton Drive and high rise towers at Marina Pointe.

Oxford Triangle Home Prices (as of Late 2026)

  • Original bungalows: a small original bungalow typically starts in the high $1 millions.
  • Larger, newer homes: homes of around 2,500 to 3,200 square feet run about $3 million and up.
  • Marina Pointe condos: from under $1 million for a one bedroom to well into the millions for a view penthouse.

The Real Talk

You’re close to busy streets, so homes nearer Lincoln and Washington will hear more traffic than those deeper inside the Triangle. That’s the tradeoff for having so much within a few minutes of your front door.

Where Locals Eat, Drink and Walk

The Oxford Basin loop is my pick for a morning walk. For a quick, satisfying bowl, Pho MDR is a neighborhood favorite. For great Italian, C&O and Scopa are both excellent, and on a summer afternoon, nothing beats a beer and a burger at Firestone Walker. For errands, Trader Joe’s and REI at The Boardwalk Shops and everything at Waterside are a quick drive away, and Abbot Kinney and the Venice Canals are a short bike ride.

Insider Knowledge

Most people don’t realize the Oxford Triangle exists at all. It’s one of the few places where you can find a single family home on a reasonably sized lot, minutes from the Marina, at prices often below comparable homes deeper in Venice.

Selling an Oxford Triangle Home

Buyers here pay a premium for homes deeper inside the Triangle and away from the busy boulevards, for updated or new construction, and for off street parking and usable outdoor space. Price it in context: buyers will compare it to the Silver Triangle and Mar Vista, so position it as the more spacious, quieter alternative.
